Needing a commercial boiler replacement isn’t news any business wants to hear, especially one built around a promise of “Heated Self-Storage.” Clients at Emerald Storage in Puyallup, Wa. count on consistent heat to keep their units warm and dry year-round. Fortunately, it was the dry season when their Raypak boiler failed, buying a window before that heat became critical. When it happened, they called the team they already trusted: Janes Radiant installed the facility’s original hydronic system in 2004, and came back over two decades later knowing we’d stand behind our work.
The 2004 Raypak had reached the end of its serviceable life and repair no longer made financial sense against the cost of a new unit. This single boiler had been carrying 726,000 BTUs of heating capacity for a 200-unit storage facility spread across 7 buildings, every one of them a client paying for heated storage.
Rather than replace the failed unit with another single Raypak, our retrofit designer specified two Rinnai commercial boilers, together exceeding the BTU output now at 998,000 BTUs, now working in tandem to create redundancy. If one boiler ever needs service or fails, the other keeps the facility heated, eliminating the single point of failure that just cost Emerald Storage its heat during a repair window. The dual-boiler set up also stages on and off at different intervals which has the added benefit of higher energy efficiency.
Emerald Storage’s 200 units are back to full heating capacity with a system built to prevent the kind of total shutdown risk a single-boiler setup carries. It’s the same long-term relationship that started with the original 2004 install, this time engineered for reliability the facility won’t have to think about again.
