Perched along the shores of Lake Washington, this 8,000-square-foot, two-story home called for a radiant heating system worthy of its setting. Five thermostat zones across two floors means every room, from the main living areas to the upper-level retreats, can be tuned to exactly the right comfort level, all without a single visible vent or baseboard in sight.
A radiant system a coordinated, multi-phase install that requires precise planning well before anyone picks up a hammer. That planning starts with our design team. For a home this large, our loop layouts are engineered to deliver even, consistent warmth across every room; no cold corners, no hot spots. We collaborate closely with the general contractor from the start, sharing our needs at each phase and aligning our schedule with theirs to keep the build on track.
Projects of this scale are where our process really shines. Base-level tubing is laid before the concrete slab gets poured throughout the entire layout of where the structure will go. Once the concrete is poured the PEX tubing is encased inside it and will remain through the lifetime of the home itself. This is considered the best installation method because the water that will eventually run inside the tubes eventually will warm the entire concrete base of the home evenly by using the thermal mass of the slab it is built on. No vents, no drafts, just warmth radiating up from the base of the home itself.
Once the house is framed we added venting to the mechanical room, and begin tubing the other floors. The final phase is when we come back closer to finish along with the other appliances, and install the boiler and hot water tank, fill and fire-off the system to ensure its ready to go for move-in date.
