Who Do Western Washington Homes and Businesses Call When the Heat Goes Out?

There’s a specific kind of dread that comes with a cold, radiant floor or a boiler that won’t fire up on the first freezing morning of the year. For homeowners, it means cold feet and a scramble to find someone who actually understands hydronic heat instead of a technician who only works on forced-air furnaces. For property managers and business owners, it means tenant complaints, code concerns, and a mechanical room problem that needs a fix today, not next week.

This is part one of three introducing Janes Radiant Heating and their expertise in hydronic radiant systems not only in Western Washington, but across the US and Canada. We’ll start where most relationships with us start: service. Whether it’s a single-family home in Issaquah, a geothermal system on Whidbey Island, or a 300-unit storage facility in Everett, we’ve spent the last 40 years learning the systems other companies won’t touch.

Why Hydronic Systems Need a Specialist, Not a Generalist

Boiler and hot water tank set up for a home with heating and domestic hot water needs.

Radiant floor heat, geothermal heat pumps, and hydronic boilers aren’t standard HVAC. They rely on pumps, manifolds, mixing valves, and heat exchangers that most furnace-and-duct technicians rarely encounter. That’s exactly why Janes Radiant Heating exists: hydronic heating is the only thing we do. We’re not a general HVAC company that added boilers to the truck. We were the first major installer of radiant in-floor heat in the Seattle area, and we’ve grown into the state’s largest dedicated radiant heating provider, with more than 17,000 systems installed and 20+ heating specialists on staff.

That focus shows up in how we handle repairs:

  • Factory-trained and certified technicians experienced across 24+ boiler brands, including Weil-McLain, Viessmann, U.S. Boiler, Rinnai, Navien, Lochinvar, and more
  • Trucks stocked with the parts we use most often, so a diagnosis doesn’t turn into a week of waiting
  • Technicians positioned throughout the Puget Sound for faster response times
  • A “fix it right” philosophy: we don’t upsell; we diagnose the actual problem and repair what needs repairing

Residential Boiler Repair & Maintenance

For homeowners, a boiler isn’t just a heat source, in most hydronic homes, it’s also the hot water supply. When it fails, both go down at once. That’s why residential boiler repair is the backbone of what we do every day across Western Washington.

We service and repair every type of boiler used to heat homes and supply domestic hot water:Radiant Heating repair technician's van parked in front of a home in Issaquah, Wa

  • Natural gas boilers – the most common setup in Western Washington homes
  • Oil boilers – still common in older homes throughout the region, and increasingly hard to find a specialist for
  • Electric boilers – popular in smaller homes and additions where gas isn’t an option
  • Combi boilers – compact units that handle both space heating and on-demand hot water from a single appliance
  • Water heaters – If you use a water heater like Bradford White for hydronic and domestic heating we work on those too

Because our technicians train across dozens of brands rather than specializing in just one or two, we’re able to service equipment regardless of who installed it. That matters more than most homeowners realize: many companies simply won’t touch a system they didn’t put in, or don’t recognize the brand on the nameplate. We do.

Beyond emergency repairs, we also offer annual maintenance plans for boilers and water heaters. A yearly cleaning and inspection catches small issues (a failing pump, a worn valve, early-stage scale buildup) before they turn into a no-heat call on the coldest night of the year. Preventative maintenance is consistently the cheapest heating decision a homeowner can make.

Geothermal Heat Pump Service & Repair

Geothermal systems are one of the most efficient ways to heat and cool a home, but they’re also one of the least understood by most heating companies. A ground-source geothermal system moves heat between the home and the earth through a buried loop field, a heat pump unit, and a network of pumps and controls. Then, when something goes wrong, it’s rarely a simple fix.

Our technicians work on the full geothermal system, not just the visible components:Repair technician working on an air to water heat pump for a customer on Vashon Island, Wa

  • Ground-source heat pumps and their internal refrigerant and hydronic components
  • Horizontal and vertical ground loop systems
  • Circulator pumps, manifolds, and controls that move heat between the loop and the home
  • Air-to-water heat pumps, an increasingly popular alternative for homes without geothermal loop access

Geothermal troubleshooting requires understanding both the hydronic side and the heat pump side of the system at once – which is exactly the combination our technicians are trained for. If a system has ever been “acting flaky” for years without another company being able to pin down why, this is usually the reason.

Commercial Boiler Service for Light Commercial Properties

Commercial heating failures come with a different kind of urgency. A cold apartment building means unhappy tenants and potential code issues. A storage facility without reliable heat risks damage to whatever residents are storing. A failed boiler at a business can mean lost operating hours. Our commercial boiler repair team responds to all of it.

We work on light commercial boilers across a range of property types:

  • Condominium and apartment buildings, where reliable heat and hot water directly affect tenant satisfaction
  • Self-storage facilities, where consistent climate control protects what’s inside
  • Medium-sized commercial and mixed-use buildings

(Note: we service light commercial boilers used for building heat and domestic hot water, not the industrial-scale boilers found in skyscrapers, large warehouses, or manufacturing facilities.)

One recent example: a 300-unit storage facility in Everett was running on an aging Weil-McLain boiler setup that had already partially failed, with the second unit nearing the end of its life. Our team replaced both floor-mounted units with commercial-grade, wall-mounted Rinnai boilers running in tandem and freed up mechanical room floor space, increasing heating capacity, reducing noise, and getting the facility back up and running the same day. It’s a good example of what commercial clients can expect: a fast, accurate diagnosis and a solution sized correctly for the building, not just a patch job.

Whether it’s a boiler serving 12 units or 300, our approach stays the same: factory-trained technicians, OEM-required practices for safety and longevity, and transparent communication with the property owner or manager throughout.

The Common Thread: Service Built on Expertise

Homeowners and property managers keep coming back to Janes Radiant Heating for the same reason: we know hydronic systems inside and out, because it’s all we do. We fix what other companies can’t diagnose, we stock the parts to fix it fast, and we’ve been doing it across the Puget Sound since 1986.
